The planning stage of the 2016 Neighborhood Christmas Party has begun and moving toward a fantastic neighborhood Christmas get together. It is time for you to put your plans together for a neighborhood sharing event.

The Christmas party will be held on December 10, 2016 at the home of Sandra and Randy Watson, 1208 Delmarva Court. The party begins at 4pm and continues till 7pm. Please bring a shared food or drink for other party goers to enjoy.

In the past we have enjoyed family favorites from spicy meat balls, casseroles, breads, fantastic desserts to a cookie or two. The sky is the limit. Sandra's kitchen has plenty of electical outlets for crock pots or anything else needing some juice. Let your imagination be your guide. The Watson's will provide most non-alcoholic drinks (we have plenty of wine glasses), plates, bowls, drink cups, napkins, plastic ware and take home boxes. Specialty drinks are encouraged, but not required. We hope ice will come from the store, not the yard.

RSVP will start on December 1. The one thing I might need is a photographer, for our website review, for those who might miss the party.

Article #2 Dues & Roads

For those who missed Article #1, we are repeating the introductory paragraph of definitions and acronyms.

For starters, we must start from the beginning, when the developers of the community established the rules for owning and developing a lot in the development.  Those rules are currently known as the “Declaration of Covenants, Conditions and Restrictions for The Peninsula on Lake Granbury” (CCR).  The CCR allows for the creation of the HOA Board of Directors (BOD) and the HOA Bylaws and the Architectural Committee (ARC).  Broken down just a bit further, the ARC then establishes the Design Guidelines, Policies and Procedures for the development of lots and construction of homes in the community.  All of these documents are available on the community website at www.tpolg.com and all property owners should retain a copy of these documents.  We will discuss more of the details of the documents, BOD and ARC in future articles and blasts.

There are a lot of questions that come to the board members regarding the HOA dues.  Article 9 of the CCR addresses the duties of the board with regards to the business of the association and the need for the board to maintain funds to take care of that business, that is utilities, insurance, taxes, legal fees and management and professional services etc.  These funds are also used to take care of the common areas of the community which include the front gate, the boat trailer storage area and the water storage and pumping areas.  The largest and most costly common area of the community is our roads.  We will speak more regarding the roads in a moment.  Article 10, Assessments, of the CCR addresses where the board generates the funds necessary to do the business of the association.  Specifically, Article 10.3 Annual Assessment, is our annual HOA dues which currently stands at $450/ year.

As we begin to bring 2016 to a close, your HOA Board of Directors would like to communicate to the community what your board is about, some of the things it does and what your board is responsible for. To that end, the board will be sending out email blast and website articles during the next couple of months with various types of information. So, stay tune!!

tpolg1Thank you for visiting TPOLG.com, The Peninsula on Lake Granbury's community site.  The Peninsula is a beautiful gated community located on Lake Granbury just minutes north of the Historic Granbury Square and less than an hour SW from the DFW Metroplex.  Set amongst a peaceful countryside with extraordinary lakeviews, The Peninsula offers a quiet secluded enviornment yet with family entertainment, restaurants, and shopping just  minutes away.  Founded in 1998, this community was built on what was once Stockton Bend on the Brazos River.  In 2004, the area was newly incorporated into the city of Brazos Bend, TX, and is officially goverened by an elected Homeowners Association Board and by its Bylaws and  Covenants.  The Peninsula is truly a wonderful community and a great place to call home.
